Due to the unique nature of raw land and agricultural properties, our private lending guidelines are designed to remain flexible while still providing clear expectations. In most cases, we can lend up to 55% loan-to-value (LTV), meaning borrowers should hold at least 45% equity based on the appraised value of the property.
For exceptional or uncommon situations, we may consider higher leverage on a case-by-case basis, depending on the strength of the file and the property characteristics.
Rates start at 6.95%, with final pricing determined by factors such as location, land use, and overall application strength.
